How We Build
We start by learning about you.
The more we understand you and how you live, the more we can help you research your dreams. Tell us what you’ve liked and not liked about homes you’ve lived in previously. Bring in magazines, pictures from plans books, a photo of a favorite home in your neighborhood, anything that will help us capture the idea of what you’re looking for in your new home!

We’ll design the plan. Together.
This is the fun part…looking at different floor plans, unique architectural treatments, and innovative ways we can add special features that will make the new home live your way. We will help you with the decorating and style selections by having everything organized for your consideration.

You may choose from any of our standard plans, whether it’s a Modular Home or a Panelized Home. Since we build Wausau Homes, you have the option of customizing any of the floor plans available to suit your every need! It's all a matter of what YOU want in the place you will call home. Hardwood, carpet, or vinyl in the dining room? Ceramic or vinyl floors in the kitchen? Stone or laminate counter tops? These are some of the exciting decisions to be made by you the homeowner!

Let’s talk budget. Early and often.
It’s important that to know from the beginning how much you plan to spend. That’s how we can make sure you’ll get the most value, with a home that will best match your lifestyle and needs. Need helping determining budget? No problem. We are here to assist!

You may already be pre-qualified for a certain amount, but your next step will be to get qualified for a specific home and loan. Many lenders prefer to have the actual drawings prior to contacting an appraiser. Some lenders will work with mini plans. If you chose to make many modifications to a basic design, it is best to have the actual plans for the appraisal.

After your loan is approved, your lender will sign a financial agreement stating that their institution will pay for the home within a specific time after delivery. When Wausau Homes receives this agreement, they begin ordering the materials for your home and planning their production schedule. Wausau then notifies us of the expected delivery date, and then we will inform you and begin scheduling construction of your new home.

Time to Build.
As your personal builder, we’ll have the overall responsibility for the project and will stay on top of every step to ensure you get the quality we stand for. We’ll communicate with you through the process, and you can be as involved as you would like. Most importantly, we’ll be there after you move in, to ensure that your home performs to the highest standards. Tell us your dream…We are ready to bring it to life.

Move In.
Once we get down to the move in week, we will hold a pre-occupancy inspection, the first part of that week. We will meet, check everything out, take note of deficiencies - if there are any, and have them fixed before you move in. If the inspection produces items that must be ordered, we will arrange to install them after you move in. We will also cover the manufacturer warranties, the Krier Homes warranty, the characteristics of your new home, and present your final invoice.

How The Building Process Works

Panelized Homes
The building process begins at Wausau Homes in Wausau, Wisconsin, by engineering the home on a 3D computer system. Engineers analyze the home to make sure it meets or exceeds building requirements.

Components are built as floor panels, wall panels and roof trusses in Wausau’s state of the art production facilities. The 3D engineering system interfaces with computer controlled saws to accurately and efficiently cut material. Specialized equipment is used to build the components in a quality and efficient manner. And the best part is that the components are built indoors in a controlled environment which minimizes weather damage and jobsite theft.

Components are loaded onto trucks and delivered to the jobsite. A typical home is delivered on three loads.

While the home is being built indoors, Krier Homes coordinates pouring the foundation and preparing the jobsite for erection of the home. Upon delivery of the home, a Wausau Homes crew assembles the home using crane. The home is typically erected and ready for shingles in 1-3 days, depending on the size of the home.

Exterior completion material such as siding and shingles are delivered with the framing components. Krier Homes coordinates the installation of these materials after framing is complete.

On the inside of your home, Krier Homes coordinates plumbers, electricians, insulating contractors, sheetrock hangers and drywallers.

Once drywalling is complete, Krier Homes coordinates the installation of remaining interior completion materials such as cabinets, countertops, interior doors and trim and the finishing of the home.

Modular Homes
The building process begins by engineering the home on a 3D computer system. Our engineers analyze the home to make sure it is structurally sound.

A typical modular home is comprised of two to four modules. Modular homes are built following our local building codes and use proven building techniques. The first step is to build components in Wausau Homes’ state of the art production facilities and assemble them into three dimensional modules. Most of the exterior and interior of the modules are completed in Wausau plants. On the exterior of the modules Wausau installs the windows and most of the siding, shingles and other architectural details. On the inside of the modules Wausau installs all of the wiring, plumbing, insulation and sheet rock. After drywalling is complete, plumbing fixtures, light fixtures, cabinets, countertops, interior doors and trim are installed.

The modules are loaded onto special trailers and delivered to the jobsite.

At the jobsite, Krier Homes coordinates the placement of the modules onto the foundation with a crane. After the modules are in place, Krier Homes seals up the roof. On the outside, Krier assembles the garage components and installs all of the siding, shingles and architectural treatments that were not installed at the plant. On the inside, the builder finishes off the connection between the modules and coordinates installation of carpeting and other miscellaneous items.
